Planning permission, subject to conditions, for an €8 million residential development on the Curragh Road in Athgarvan, near Newbridge, Co Kildare.

The project will see the construction of 42 new homes comprising a mix of two-, three-, and four-bedroom houses.

The development will also feature around 2,376 square metres of public open space and 737 square metres of communal open space, along with extensive landscaping and boundary works.

Parking provisions include 81 car spaces, 80 standard and one accessible, as well as 12 secure visitor bicycle spaces.

A new vehicular access point will be created from the Curragh Road to serve the estate.

As part of the works, two ESB substation kiosks will be installed, and existing 38kV ESB overhead lines will be diverted underground, with the erection of a new 12-metre mast.

The scheme also provides for new internal roads, footpaths, public lighting, and the installation of PV solar panels on homes to enhance energy efficiency.

Water, foul, and surface water drainage infrastructure will be developed as part of the project.

The decision to grant planning permission by An Bord Pleanála follows earlier consideration by Kildare County Council.

Construction is expected to begin once all planning conditions are met.
