A whopping €1.5m paid for 8.5 acres in Kill

At an action last week, a massive €1.5m was handed over for a parcel of land near Kill.

Jordan Auctioneers achieved an exceptional result for 8.55 acres of land at Blackchurch, Kill, at auction last Thursday, October 2. In front of a crowd of more than 80 people, and with several active bidders, the property was sold for €1,510,000 — equating to just over €175,000 per acre.

There had been phenomenal interest in the holding since it came to the market four weeks earlier.

Auctioneer Clive Kavanagh commented: “The number of calls to the office from prospective purchasers easily surpassed 100, and it was clear from the outset that whatever was achieved on the day was likely to set a record.”

The lands, extending to 8.55 acres (3.46 hectares), are located just off Junction 6 on the N7 at Castlewarden, within immediate reach of Dublin, Naas and the wider motorway network.

Dublin City Centre lies just 23km away with the M50 accessible in 15km, making location the key selling point. The property includes an old farmyard and a derelict cottage, offering clear potential for renovation or replacement (subject to planning permission). A gravel avenue leads into the yard, where a three-span hay barn with lean-to still stands.
The lands themselves are of good quality and present a range of options for future use.

Reflecting on the sale, Mr Kavanagh added: “What made this property particularly compelling to purchasers was its long-term potential and its accessibility to the road network.

"This was not an agricultural price — the market was paying for what it saw as future opportunity. Either way, it was a phenomenal result and one that will likely remain a headline for years to come.”
