Modifications proposed for student accommodation buildings in North Kildare

A company based in County Dublin is seeking planning permission to make changes to student accommodation buildings located in North Kildare.

A lengthy planning application currently with Kildare County Council (KCC) shows that Cairn Homes Properties Limited intends to make the changes to the buildings, which are located on "lands at Mariavilla, Moyglare Road, Maynooth".

The following amendments are being proposed by Cairn Homes Properties Ltd:

• The reconfiguration of the ground floor in Block A to provide 17 student bedrooms (one accessible and 16 single bedrooms) in three clusters in place of the permitted gym;
• The provision of 12 single accessible bedrooms across Blocks B, C, D and E to replace permitted 24 single-bedrooms;
• The provision of one accessible bedroom on Ground Floor level of Block A2;
• The relocation of the common room from first-floor level in Block A to ground floor level to facilitate the provision of one accessible student bedroom;
• The relocation of the external terrace from first-floor level to ground floor level in Block A;
• The relocation of a permitted student amenity area from the rear of the block to the front of block at ground floor level in Block A;
• The reconfiguration of the approved crèche area in Block A1 to accommodate an additional fire escape;
• Associated minor amendments to the permitted northern, southern, eastern and western elevations of Block A to accommodate internal changes;
• Associated amendments to the floor areas to include the provision of additional plant space required to facilitate the proposed amendments and all associated site development works.

The description contained within the application also notes: "Overall, the proposed amendments will result in a net increase in five bedspaces of student accommodation bedrooms to be provided from 483 to 488.

"There are no changes to the permitted roads, open space areas or any other amendments to the development as approved by An Bord Pleanála, under Reg. Ref. 301230-18."

It added: "A dedicated website has been set up for the LRD application which can be viewed at www.mariavilla4lrdamendment1.com."

The date received on the application is listed as June 13 last, while the submission-by and due dates are listed as July 17, 2025 and August 7, 2025 respectively.

The business information website SoloCheck.ie shows that Cairn Homes Properties Ltd was established in November of 2014 and also trades as Emerley Homes.

It specialises in the "general construction of buildings and civil engineering works".

Cairn Homes Properties Ltd has a registered address listed as 45 Mespil Road, Dublin 4, County Dublin (D02 W2F1).
