House prices remain steady in Clane in last two years

The median price of houses in the Clane area remained roughly the same in 2018 as 2017, a survey of houses prices on the official property price register shows.

Our survey shows differences in average prices between different estates, although the number of sales in such cases means one has to be cautious about the figures.

The median sales figures for 99 properties, below which and above which all house or apartment sales figures lie, was €279,000, which was under one per cent higher than the equivalent figures of €276,900 in 2017. (€244,000:2016).

Average figures can be distorted by one off large sales eg. €900,000 paid for a house in Butterstream last October.

The most expensive areas within in the town were the €374,750 average price for four homes at Abbey Park and the €308,993 average at Aughamore, where 23 sales went ahead. These ranged from €290,000 to €348,000.

With around half of houses prices in the town below €275,000, there were many in the more affordable range.

Nine homes in College Wood sold for average of €183,788 and five properties in Abbeylands went for an average of just under €154,000. In the Alexandra area, there were nine sales which averaged just under €276,000, ranging from €343-210,000. Six sales in Hillview averaged €280,000.

Homes in Churchfield averaged €253,000, in Capdoo, €246,000, in Loughbollard and Central Park, €222,000 and €217,000 respectively.
