Some 45 acres of land at Ballybrack in Carbury will go under the hammer next month with a guide price of €10,000 per acre.
According to selling agent Matt Dunne Auctioneers in Portarlington, the land is good quality arable land and will be sold in one or two lots.
The first lot comprises 15 acress and the second 30.88 acres. The lands are all in grass and suitable for one or two houses subject to the relevant planning from Kildare County Council. There is a water supply from Abbeylough River and mains water. The site is located nine miles from Edenderry and 14 miles the Curragh.
The details of the lots are as follows:
Lot 1: Held under folio KE11812 comprising of 6.08 Ha/ 15 acres. This lot is situated to the right of the existing two storey house and has frontage onto a laneway. Ideal for a house subject to planning permission. Good arable land currently in grass. Mains water on site. Guide price €150,000.
Lot 2: Held under Folio KE50953F comprising of 12.50 Ha/30.88 acres. This lot is situated at the end of a laneway to the left of the two-storey house. Good frontage. Ideal for a house subject to planning permission. The River Abbeylough meanders through the fields. At the end of the holding is c. 3 acres of virgin bog, ideal for commercial turbary. Mains water and ESB is close by. Guide price €250,000.
