483 student accommodation bedspaces across 21.26-hectare site
Construction has commenced on a major €101 million residential and student accommodation development at Mariavilla, located on the Moyglare Road and Dunboyne Road in Maynooth, Co. Kildare.
The project, being delivered by Cairn Homes Property Ltd, comprises 462 residential units and 483 student accommodation bedspaces across a 21.26-hectare site. The mixed-use scheme also includes a crèche, café, gym, retail unit and extensive public infrastructure works.
Recent commencement notices were lodged for apartment blocks within the development, including 41 units at Meadow View in January 2026, followed by 20 units at Meadow View House in May and a further 20 units at Meadow View Court in June.
The development is being constructed under Strategic Housing Development planning permission originally granted by An Bord Pleanála in 2023, with an extension of duration subsequently approved. Plans also provide for the refurbishment of a protected gate lodge, demolition of an existing two-storey building on Moyglare Road and the construction of an 800-metre link street.
Infrastructure works include a new pedestrian and vehicular bridge across the Lyreen River, new access junctions onto Moyglare Road and Dunboyne Road, and a comprehensive internal road network.
The project has a total floor area of 65,864 square metres and is expected to make a significant contribution to housing and student accommodation supply in the Maynooth area.
John Spain Associates is acting as planning agent, while Metropolitan Workshop Dublin and BBA Architecture are providing architectural services. Cairn Homes Construction Ltd is the main contractor.
