Newbridge land bank beside Lidl centre expected to fetch €11 million

As Lidl ploughs ahead on work for it’s new distribution centre and the link road on the outskirts of Newbridge, another prime development site has come on the market at Little Connell.

This strategic industrial land bank has been put on the market for €11 million through joint agents Lisney and Conway Auctioneers.

The entire site covers 224.8 acres and is partly zoned industrial, agricultural and unzoned.

It borders the dual carriageway running from Naas to Newbridge and is on the right hand side of the road coming out of Newbridge towards Naas.

The land is adjacent to the massive Lidl distribution centre, which is currently under construction, and the Pfizer plant.

The site is divided in three lots. Lot one consists of an 11.4-acre site of mainly industrial land which adjoins the Lidl site. It has a guide price of €1.8 million.

These lands will be serviced by the construction of the new link road from the R445 through to the original Lidl distribution centre on the Great Connell Road.

Lot two consists of 98.5 acres and is mostly zoned industrial. This has a guide price of €6.2 million.

Lot three contains 114.9 acres of unzoned/part-zoned agricultural land. This has a price tag of €3 million.

“This location is one of the most strategic for the establishment of any logistics facilities for distribution to the entire country and its ease of access has meant companies such as Aldi, Lidl, Primark and DSV are all located in the vicinity,” said the agents.

At over 54,000m2 the Lidl distribution hub is one of the largest building projects undertaken in Ireland this year.

When complete, the company has said it will employ a workforce of over 350 including 100 newly created positions. The development includes the first part of the long-awaited Newbridge bypass.

Another significant land holding is also for sale at nearby Great Connell. This property comprises of 44.5 acres with two existing houses, extensive farmyards and stables and outbuildings, formerly Greatconnell Stud.

The property is zoned part industrial, and industrial and warehousing and agricultural. JPM Doyle is looking after the sale.
