Slight  rise in November Kildare  house prices

The median price of houses sold in county Kildare rose 2.3% between for November last and the same month last year, a Leinster Leader analysis of prices on the Property Price Register indicates.

While the average price rose was €299,286 for the county, the median price was €271,067, a 2.3% rise on the €265,000 for November 2016.

The median price is the halfway mark in the list of prices and tends to exclude exceptional prices. Half of all properties are sold below it and half above it.

Overall house price sales were €51.2m for the month, up slightly on the €49.4m the previous year.

There were 171 property sales recorded last month and 42% of these (or 72 sales) were for properties  priced at €250,000 or under that.

Around 15 properties sold for between €251,000 and €235,000 at Roseberry Hill in Newbridge.

The lowest priced properties were a group of apartments at Watermill Square and Watermill Place, Monasterevin, which sold for between €45,000 and €30,000.

The top selling property was Kara Lodge, Stacumny, Celbridge, which sold for €1m, followed by the Main House, Loughtown Stud, Donadea (€910,000).

In third place was Kilberry House, Barrogstown, Maynooth, which went for €770,000.
