Kildare cottage sells at auction for €70,000 more than it did in May 2017

A county Kildare cottage, which sold at auction for €150,000 in May 2017 again went under the hammer last week earning €70,000 more on this occasion.

Jordan Auctioneers, Newbridge successfully sold Baden Lodge, The Curragh on just under one acre by public auction. Before a small attendance the property opened with an initial bid of €120,000 and with two active purchasers was sold for €220,000.

According to the selling agent Clive Kavanagh "the vendors had obtained an unrestricted planning permission for a modern extension and renovation of the entire and this was the likely reason for the price achieved this time around as the difficulty in achieving planning in the rural areas is well documented."

The cottage itself had not been occupied for many years and required complete renovation but according to Clive, "the location and accessibility of the property made it very appealing, being less than 10 minutes from the motorway."

The property was bought in trust on behalf of an undisclosed client.
