Residential development consisting of 126 dwellings proposed for Newbridge, County Kildare

A residential development consisting of 126 dwellings, along with a crèche, has been proposed for Newbridge.

Ballymore Naas Developments Limited is seeking planning permission from Kildare County Council to construct the development 'within the townlands of Droichead Nua (Newbridge) and Old Connell, Naas Road, Newbridge.'

According to the application, the company is seeking permission  for phase 1 of a 2 phase residential development, for some 126 dwellings on a wider site are of circa 4 hectares.

The phase 1 will consist of:

  • The construction of 40 residential dwellings and a crèche comprising: 32 houses (26 three-bedroom, two-storey dwellings  and six four-bedroom, three-story houses) and eight apartments / duplex apartments comprising of one two-bedroom apartment and one three-bedroom duplex apartment in a separate end of terrace (three-storey) arrangement in four locations throughout the site (with apartments / duplex units to include balcony or terrace / private amenity space)
  • Vehicular/pedestrian and cyclist access from the Naas Road along with upgrades to the existing vehicular, pedestrian, cyclist and public transport infrastructure along the Naas Road, including; the installation of new segregated cycle lanes either side of the Naas Road; a relocated bus stop location at the northern section of the Naas Road and upgraded bus stop at the southern section; a toucan pedestrian crossing across the Naas Road, revised carriageway, and enhanced pedestrian pathways
  • The provision of 62 surface resident car parking spaces (including visitor and creche), as well as bicycle storage for apartments; internal road and shared surface networks, including pedestrian and cycle paths
  • A two-storey creche of circa 222 square metres (with the associated play area and parking)
  • Provision of circa 0.57 ha of public open space (including a proposed central square) as well as linear parkways as well as outdoor play areas, and landscaped planting
  • Provision of foul and surface water drainage as well as bin stores; public lighting and all associated landscaping and boundary treatment works, site development and infrastructural works, ESB substations, and all ancillary works necessary to facilitate the development.

It should be noted that, according to the application, the proposed development will provide all roads, services [foul & attenuation] and landscaping for both the Phase 1 and Phase 2 sites.

The date received is listed as May 10 last, while the submission-by and due dates are listed as June 13 and July 4.

The company has an address registered at One Royal Canal House, Royal Canal Park, Dublin 15, County Dublin.
