Planning permission documents lodged with Kildare County Council show that 295 new residential units, along with a two-storey crèche facility, have been proposed for Kildare town.
MRP Oakland Limited is proposing the large-scale residential development a site of circa 10.3 hectares.
The development lands are located to the north of the Dublin Road (R445), east/northeast of Heffernan Tyres and Ruanbeg Manor Estate and southeast of Coolaghknock Estate.
According to the documents, the application site includes works along the R445 and at Ruanbeg Park and Ruanbeg Avenue, and the proposed development will measure in at c.472.7 square metres.
The residential units will include 15 single-storey, semi-detached/terraced houses (12 one-beds and three two-beds) provided as 'age-friendly housing.'
206 two storey, semi-detached/terraced (10 two-beds, 160 three-beds, 36 four-beds) 74 three-storey duplexes/apartments (37 two-beds, 37 three-beds) arranged within six blocks.
All residential units would be provided with associated private gardens/balconies/terraces facing to the north, south, east and west.
New vehicular and pedestrian/cyclist accesses will be via Dublin Road (R445) and Ruanbeg Avenue and a pedestrian only access via Ruanbeg Park, with upgrade to existing public road as necessary.
Planning permission is also being sought for all associated site development works, including: 571 car parking spaces (including EV parking), 236 cycle parking spaces, public and communal open spaces, landscaping, Sustainable Drainage (SuDS) features, boundary treatment, plant areas, waste management areas/bin stores, and services provision (including ESB substations, pumping station) are also proposed.
An Environmental Impact Assessment Report (EIAR) and a Natura Impact Statement (NIS) have both been prepared in respect of the proposed development.
The date received is listed as May 12 last, while the submission-by and due dates are listed as June 15 and July 6 respectively.
