This site has full planning permission for 20 residential dwellings. These will be accessed via the adjoining residential estate 'Whitethorn Grove'. This location offers a developer a site that is ready to go and in an area with proven residential sales.
Lot 2: The well known Dew Drop Inn licensed premises with substantial car-parking on c.0.32 ha (0.80 Acres) zoned Village Centre benefits from a seven-day pub license, restaurant and dance license for 300 people. The pub has an extremely well-established bar and food trade due to its convenient location just off the M7. At present there is only one other licensed premises in the village. With a turnover of approximately €2.1 million this excellent hostelry will suit those wishing to invest in a lucrative business.
Lot 3: The entire property consisting of the licensed premises with large car-park and ready to go development site. The entire offers an excellent opportunity to develop in accordance with the current planning permission or develop an alternative mixed use commercial development in accordance with the existing licensed premises subject to the necessary planning consents. This large property will particularly appeal to major retail operators such as discount retailers due to its accessibility off the M7, and its location within the village.
This entire property is zoned objective 'Zone A' Village Centre "to provide for the development of appropriate village centre uses including retail, commercial, office and civic use" in the Kill Development Plan 2002.
Kill is well served by national road and rail links including the M4, M7 and M9. The village is connected to Dublin by bus, the Luas Rail Service at the Red Cow Roundabout and the Arrow commuter rail service at nearby Sallins, which run directly to and from Dublin. Kill village now benefits from a convenient link road connecting Johnstown, Kill and Naas.
Kill has long been a desirable commercial / residential location and continues to boost strong commercial and residential growth.
The village offers access to neighbourhood facilities such as local retail outlets, restaurants, sporting amenities such as the International Equestrian Arena, local GAA club and also a large primary school.
Laura Keenan of Colm McEvoy Commercial commenting on the property said 'The entire property offers a unique opportunity for a major retail operator. It would also be suitable for a mixed use development incorporating a smaller element of the already profitable licensed premises.
The current planning permission on the front development site could be used in conjunction with a new planning application on the large site that the Dew Drop Inn occupies (STPP). A high density mixed use development could be achieved on this site due to its location in Village Centre. Kill has a proven residential selling location appealing to both owner occupiers and investors'.
Colm McEvoy Commercial are quoting a guide price for Lot 1 (Ready to Go development site) €2.75 m. and Lot 2 (The Dew Drop Inn & Car Park) €2m.
